A shipping-container house is fast (3–6 months vs 1.5–2 years for traditional building), affordable (from UAH 9,000/m² vs 18,000–25,000 for brick) and has minimal site impact. Let's go through the key points. Choosing containers. For housing, take 40ft High Cube units — internal height 2.69 m vs 2.39 m for standard, which matters a lot after insulation. Avoid containers older than 12 years or with active corrosion. Check the floor — it's often treated with pesticides for transport. Foundation. The simplest option is screw piles (from UAH 1,200/pile). A 40ft container weighing 3.9 t needs 6–8 piles. Strip or slab foundations are only required for massive two-storey compositions. Insulation. This is 50% of project success. Minimum: 100 mm basalt wool (or PIR boards for a thinner option), vapour barriers on both sides, ventilated facade. Without proper vapour control, the metal shell will condense moisture and corrode within 2 years. Permits. In Ukraine, a container house under 100 m² on land with "residential building" designation can be registered through a notification procedure (Article 36 of the Town Planning Act). Agricultural land requires a change of designated use. Turnkey budget for 60 m² (two 40ft HC containers): UAH 580–780 thousand depending on finish level and climate zone.
